Maintenance of Your Concrete Rooftile Products

Maintenance is important to ensure top efficiency for most things we own today. Here are some important tips and facts regarding your roof system to help you maintain its maximum performance and to avoid costly leaks and damage.

General Maintenance

• The number one problem is that your roof tiles will break if not walked on correctly. Even professionals will break tile occasionally, but the best rule of thumb is to avoid walking on the roof at all. If you must walk on the roof, it is recommended that you wear soft-soled, non-slip shoes and be extremely careful as the tiles can be slippery. Step only on lower tile with your foot parallel to the bottom of the roof.
• If broken tiles exist, contact a licensed roofing contractor to have them replaced.
• After three years, have the seals around all roof penetrations checked for separations. As the structure settles, this separation might occur.
• Keep the roof free from accumulation of debris. Water must be allowed to freely escape from the roof. Accumulation can commonly happen in areas behind chimneys, skylights and valleys.
• A good rule of thumb would be to have the roof tuned up every five years addressing the items listed above. Again, this should be done by a licensed roof contractor.

Water Leaks
It is important that you try to investigate a water leak before calling for roof repairs. That way, you can identify if the leak is in the ceiling, wall, or floor areas. Generally, leaks around or under windows are caused by window wood trim or pot-shelf problems. It is also important to note that rains driven by high winds will sometimes blow through attic or dormer vents and be the cause of the water intrusion. These vents are required by building codes and such leaks are unavoidable and no warranty applies.

Roof Alteration
Improper roof alterations will void your warranty. If television or other antennas, air conditioners, shutter, Christmas decorations, or any other products need to be installed, they should be positioned so that installation and repairs can be made without going on the roof. If gutters are to be installed, it is recommended that you receive input from a licensed roofing contractor regarding the gutters performance and its harmony with your roof system. If you are installing a solar water system on your roof, it will void your warranty.

Color
Concrete tile is a manufactured product and has inherent color variations. The color will also fade slightly due to the sun's ultra violet rays.
